Grosvenor and EIH London Investments Ltd announced on November 7 that South Molton, in London’s prestigious Mayfair, will be home to the Indian luxury hotel group’s first Oberoi hotel in the United Kingdom.
Situated on a prominent corner at 40-46 Brook Street, the hotel is set to become Mayfair’s first luxury boutique hotel, showcasing Oberoi’s iconic design, world-class service and focus on detail.

Grosvenor has been granted planning permission for the restoration of the 33,000 sq ft listed building in 2022 as part of its wider development in South Molton. The project, currently the largest mixed-use development in the West End, will include the hotel, new offices, housing, cafes, shops, restaurants, community and leisure spaces.
At the heart of the project is a 267,000 sq ft joint venture between Grosvenor and Mitsui Fudosan UK, which is expected to deliver two prime office buildings on Brook Street and Davies Street, providing head office opportunities in one of the city’s West End. most sought after places.
Rachel Dickie, executive director of investment and development at Grosvenor, said: “Confirming that a brand as prestigious as Oberoi Hotels & Resorts will have its first UK presence in South Molton, in the heart of Mayfair, is what we mean when we say we are creating a destination of international significance. We are delighted to have such a fantastic anchor for the project at this early stage of development.
South Molton will serve as a new gateway to Mayfair, resulting in an estimated annual spend of £6.5 million, and will create 1,000 permanent jobs once completed, as well as 450 jobs and apprenticeships during the construction phase.
Work on the project began in November 2023 and all phases are expected to be completed by the end of 2027, according to an official statement.
